The question would be why do a short sale vs. a foreclosure. What is the advantage?
The advantage is called a defeciency judgement.
When doing a short sale, the seller is selling their home pending their lenders approval and waiver of a defeciency judgement. In other words in a foreclosure, the lender will sue you for what their loss is.
